WSW Refurbishments is proud to announce that they are fully supportive and have made adequate updates following changes to the Building Safety Act, which came into effect on the 1st of April 2024. 


Following the disaster at Grenfell Tower in June 2017, The Building Safety Act introduced new duties relating to fire and structural safety. From 1 April 2024, every in-scope building will need a Safety Case and Safety Case Report. 

According to the Safety Case and Safety Case Report, the Principal Accountable Person (PAP) must identify, mitigate, and manage building hazards and risks. Detailed, reliable information regarding the building will be required when preparing the case and report.

The safety case should include thorough details on your building’s construction, methods and materials used. It is required to keep records of refurbishments and other changes, as well as services and utilities.

 From 1st April 2024:

  • The BSR's new building safety regime will commence, allowing them to issue building assessment certificates. The process will begin with higher-risk buildings being called up first to submit their safety case reports, mandatory occurrence reporting information, and resident engagement strategy. Organisations will have 28 days from being called up to submit this information; failure to do so could be a breach of Section 79 (3) of the Act.
  • Transitional arrangements for higher-risk buildings end.
  • Deadline for registering as Building Control Approvers and Building Inspectors.
  • Building control bodies and professionals must follow mandatory codes and standards for building control.
  • The Professional Conduct Rules for Registered Building Control Approvers (RBCAs) and the Code of Conduct for Registered Building Inspectors (RBIs) come into force.
  • The introduction of a “gateway” system, under which the BSR will assess whether risks, roles, and responsibilities are understood at different stages of construction.
